Why Commercial Door Not Closing Right & When It’s Time to Call an Expert

When your business garage door is damaged and won’t close properly, it can disrupt your daily operations, affect your security and leaves your facility vulnerable. Fixing your commercial garage door is very important for normal business activities, energy saving and theft prevention.

Common reasons why your commercial door isn’t closing

Misaligned or Damaged Safety Sensors

Commercial garage doors have sensors at the bottom of the door on each side, in order to stop the door from closing if something is in the way. Dust and spider webs can block the sensor lens and stop the door from closing, but it can be easily fixed by cleaning the lens with a dry cloth.
If the sensors are misaligned the door won’t close either and in order to fix this issue just look for the blinking LED light that indicates the beam is lined upon each sensors. The LED light on the sending sensor is always on but the LED light on the receiving sensor will turn on or stop blinking only if the sensors are aligned.

Low Spring Tension

Commercial garage doors come with heavy duty factory-lubricated springs that don’t require regular maintenance and have a longer lifespan than regular residential garage door springs. However over time these springs may lose tension. If your door is a 5 years old or more it might need to add tension back to the springs.

Identify your commercial garage door issues

To get better understanding what is causing problems with your business garage door, start with cleaning the sensors with a dry cloth from any dirt or debris. After they are clean aligned them with each other, loosen the wingnut on the receiving sensor, which is the one that the LED light is not on and adjust it until the LED light is steady on both sensors, then tighten the wingnut. In case this doesn’t solve the problem then you should call a garage door technician for further investigation.

In case your garage door is working but too easy to open and hard to close, the spring tension is too high. If the opposite situation occur when it’s tough to open and easy to close the tension is too low. In both events it is highly recommended to call a professional garage door technician to come over and adjust the springs tension from the fundamental reason that they are under high pressure and can be dangerous to handle without the right knowledge and skills.

When to call a professional garage door technician?

Commercial garage door are more complex than residential and while some minor issues can be fixed by yourself most problems need to be addressed by a trained technician. Mechanical issues, troubles with the opener, spring tension issues require a professional handling.
